You can purchase the home using one of the Down Payment Assistance programs in t

 If you’re like most home buyers, you’ll need a mortgage to finance the purchase of a new house. To qualify, you must have a good credit score and cash for a down payment. Without these, the traditional route to homeownership may not be an option. 

There is an alternative, however: a rent-to-own agreement, in which you rent a home for a certain amount of time, with the option to buy it before the lease expires. Rent-to-own agreements consist of two parts: a standard lease agreement and an option to buy. 

Down Payment - Option Deposit


You make a option deposit.  In a rent-to-own agreement, you (as the buyer) pay the seller a one-time, usually nonrefundable, upfront fee called the option fee, option money or option consideration. This fee is what gives you the option to buy the house for an agreed upon price up front with a portion of this Option Deposit to be applied as the downpayment on the the home when you close. 

There are no restrictions preventing you from purchasing the property as soon as you can qualify and you can also use our Down Payment Assistance program to apply additional monies each month towards your downpayment which will reduce your overall cost to purchase at closing.  You have the option to close at anytime during you your option period which could be from 12-60 months. 

Close the Deal


By entering into this rent-to-own agreement you will be able to document proof of on-time rental payments for 12-60 months.  You will do this thru Bank Statements, cancelled checks, money orders or automatic ACH drafts.

Your portion of the Lease Option Deposit will be used for the down payment plus any additional amounts you have agreed to pay us above your scheduled lease payment.  Minimal Rent-to Own FICO Scores of 580 or higher will be considered but are not guranteed.  We have programs available to you where you might be able to get your middle credit score raised to 620 or higher within a 12 month period of timely payments.  

To enter the Rent-to-Own program we are ideally looking for individuals with a Debt to Income ratio maximum of 31/43%. and a minimal verifiable household income of at least $50,000 per year.
